Pursuant to the Default Judgment In Rem and Order of Sale entered on November 28, 2023, for the sum of seventy thousand seven hundred seventy-eight dollars and sixty-three cents ($70,778.63), plus interest and other costs and expenses, I shall proceed to offer for sale at the front door of the Lawrence County Courthouse, (and not at the Lawrence County Judicial Center) at 122 S. Main Cross Street, in Louisa, Kentucky to the highest bidder, at public auction on Friday, March 15, 2024, at or about the hour of 11:00 a.m. the following described property, lying and being in Lawrence County, Kentucky, to-wit:

Commonly known as: 66 Honey Bear Lane, Louisa, KY 41230
There is included in this sale a 2001 Clayton Mobile Home, Serial No. CAP011263TNAB. This mobile home was converted to real estate in MC Book 27, Page 715, records of the Lawrence County Clerk.
TERMS OF SALE:
1. The successful bidder, if other than Vanderbilt Mortgage and Finance, Inc. or its affiliates, successors or assigns, at the time of sale, shall either pay cash or make a deposit of ten percent (10%) of the purchase price, with the balance on credit for thirty (30) days.
2. The successful bidder, if other than Plaintiff Vanderbilt Mortgage and Finance, Inc. or its affiliates, successors or assigns, shall be required to execute a bond with good surety thereon for the unpaid purchase price of said property, if any, bearing interest at the rate the rate if 10.75% per annum from the date of sale until paid, having the force and effect of a Judgment upon which execution may issue, if not paid at maturity; and a lien shall be retained upon the real property above described as additional security.
3. The property shall be sold subject to any easements and restrictions of record in the Lawrence County Clerk’s Office and such right of redemption as may exist in favor of the United States of America and/or the record owners thereof, pursuant to 28 U.S.C. or KRS 426.530.
4. The property shall be sold subject to any assessments for public improvements levied against the property.
5. The purchaser shall be required to assume and pay all real property taxes or assessments upon the property for the calendar year 2024 and all subsequent years and further any delinquent State, County and/or City real estate taxes sold pursuant to the provisions of KRS Chapter 134 to any private purchaser during the pendency of this action.
6. The purchaser shall be required to purchase fire and extended coverage insurance on any improvements to the real property and mobile home, from the date of sale until the purchase price is paid in full to the extent of the Court-appraised value of the improvements or the unpaid balance of the purchase price, whichever is less, with a loss clause payable to the Master Commissioner of the Lawrence Circuit Court or the Plaintiff herein.
